The four parts of an offer that are actually negotiable

You found the place. Now you have to write the offer.
What’s on the list

Price: back it with recent, verifiable comparable sales of similar properties. Not with what the neighbor is asking.

Financing terms: loan type, down payment amount, how many days you need for approval. Fewer days is stronger, and riskier.

Timelines: inspection days, financing days, closing date. A closing that works for the seller is worth real money.

Contingencies: inspection, appraisal, financing, sale of your current home. Every one you drop makes you more attractive and more exposed.

Good-faith deposit: a bigger deposit says you’re serious without touching the price.

Who pays what — closing costs, title insurance, repairs, building fees. All of it gets written down.

What stays with the property: appliances, window treatments, TV mounts, furniture. If it isn’t in writing, it isn’t included.

Post-closing occupancy, if the seller needs a few more days in the house. That gets negotiated and documented, with a price on it.

Attach proof of funds and your pre-qualification letter. Without those, what you sent is an intention, not an offer.

A short, human letter to the seller breaks a tie sometimes. Never include personal information protected by fair housing law.

Before you hit send, know your walk-away number and your plan B. Emotion is the most expensive line item in any negotiation.

Ask for written confirmation they got it, plus a response deadline. An offer with no expiration just becomes leverage in somebody else’s deal.
