The closing date. To a seller with a messy move ahead, that’s worth more than a few thousand dollars.

Repair versus a credit at closing. A credit lets you pick the contractor and the quality. A rushed repair doesn’t.

A seller contribution toward your closing costs. Loan programs cap how much you’re allowed to take — ask your lender for your limit before you ask for it.

A one-year home warranty, paid by the seller.

Who picks the closing company, and who pays for the owner’s title policy.

The furniture and the appliances. Plenty of Miami condo sales close furnished — but only if you ask, in writing.

The building application fee, and the move-in deposit.

The length of your financing contingency. More days, less pressure, less risk to your deposit.

Use of the property before or after closing, with the daily rate and the insurance spelled out.

Never negotiate the same thing twice. If you already got a price cut over the inspection, going back breaks trust and stalls the deal.
