Drive your actual commute on a Tuesday at eight in the morning, not on a Sunday. Miami traffic shapes your daily life more than almost anything else you’re weighing.

Walk the block at night. Noise, lighting, what’s still open at ten — that tells you things no listing photo ever will.

Check FEMA’s official flood map for the exact address. Not the neighborhood. The street number.

Ask about elevation and how far you really are from the water. Two blocks changes the insurance and changes the risk.

Look at what’s going up around you. A crane two blocks over means years of noise and a different view than the one they sold you.

Count what you can handle on foot: groceries, pharmacy, coffee, gym. In Miami that decides whether you touch the car four times a day or never.

Check visitor parking before you sign, especially in a building. It’s the problem nobody brings up until your family shows up.

If the area is seasonal, ask what August feels like and what February feels like. They are not the same neighborhood.
